I have a house that I'm looking to purchase that is going into foreclosure.  One of the mortgagor has pasted, the other one is the divorced husband who live in a different part of the state.  There are two child support liens on the property equaling about the value of the house.  The balance of the mortgage is low and could easily be paid off with the purchase.  The problem is the two child support liens.  Having never worked with child support liens I am looking for some advise on what if anything can be done.  I don't know if they would take what I pay for the property and take the lien off the property and apply the balance back to the father.  I need a little experience.

I'm new with wholesaling, and I became concerned because there is so much information on how to do this, and it seemed like there was so many wanting to do it that my competition was going to be tremendous.  I realised my fears are unfounded because this will not going to be easy.  It will take work, and didication to get past the obstacles and disappointments that I will face to be successful.  Many will decide the price is too high, and move on to something else.  When you look only at the clouds you will not see the sun.

Hi Brian, I just moved to San Antonio from Austin a little over 2 weeks ago.  Now that I am unpacked I can start focusing on real estate.  I am origanally from New Jersey, so it's good to have someone else from the north east.  I pray you enjoy San Antonio.
