Thank you so much for the replies. I will definitely use the advice. I do have one more question. As far as posting the property for rent is there a best option?  I see sites like Zillow manager and avail also offer background checks and ways to pay rent. Anyone have any experience with these?

Hello my name is Robert I recently purchased a home to rent out I am at the final stages of repair and have red multiple books including some from Brandon Turner and I am looking at creating a lease agreement and I am looking for some advice on the best way to do that the ezlandlords.com has some options and I also saw some on the bigger pockets free landlord forms I am trying to get feedback on someone that has created lease agreements and what works best thank you

Thank you so much for your input. I totally agree with putting the money into landscaping and main floor. The basement will make for great storage space after I clean it all up. I am curious about what your thoughts would be if the basement did have higher ceilings? And does flipping the house instead of renting make any difference on where money should be spent?

Hello everyone so I just bought my first rental home it is an older home from 1909 it has a basement well kind of a basement so it is a weird design the ceiling heights are only 65 inches tall and it has concrete floors with a furnace and water heater right in the middle and it is small the basement is only about 650 ft.² the upstairs of the house has been partially updated the kitchen and bathroom Are the two areas where somebody put a little bit of money into it like newer flooring newer appliances some Ookay cabinets some OK countertops the two bedrooms and living room are original hardwood floors that I am probably going to get refinished so my question is I have some money to rehab the house my options are doing some thing with the basement which right now I’m not even sure if it can ever be considered a habitable space because of the ceiling height issue and it does not have egress which I could get egress but it’s not that cheap I would probably just finish it as a rec room or something like that or I could put a majority of the money into the upstairs by upgrading it it does have a sunroom at the front of the house which is a newer addition to the home which is in pretty good condition also probably would use some of the money to get a new paint job on the house I am just a little confused where I should put the money originally I was thinking the basement and had this whole plan planned out but now I’m starting to revert and go maybe towards making the upstairs and outside and landscape nicer

I finally closed on my first property that I have started rehabbing but I was looking at the yard today and holy crap! It seems giant. The house does not have a sprinkler system so laying sod seems pointless. I’d have to rely on tenants to water by hand and that probably won’t happen. So I am looking for ideas for the yard. Anyone have any?  And also I am planning on doing some basement finishing and have had mixed stories on the egress window situation. The house was built in 1909 and has original basement slab with windows that sit above ground do I need to have egress done? If you have any answers to help these questions please let me know thank you

Yes of course. The home is in Greeley Colorado. I found a couple of contractors online but they have rescheduled multiple times. Looking for good contractor and inexpensive window replacements. Thanks
