I have 5 years of real estate agent in Central Indiana. During that time I also became a Managing Broker. I then was offered a position at a local growing investment mortgage bank. I focused on construction to permanent loans on site built, manufactured, and modular homes. Where you could buy the land, use the equity in your land for downpayment, or have land loan paid off during loan process. 

I am looking to learn more about buying lots and doing infill with modular homes.

The dog will have to go through special training to be a service dog. You can easily find the paperwork online to make it appear that your dog is a service dog. Also don't let them use the it's an "emotional support dog" as there is no legal support for that. If it is a true service dog you can not discriminate or use it to deny them.

I wouldn't do monthly inspection. I would put inspection periodically with 24hr notice.

Also rent due the 1st is good but I would give a few days that way if the 1st falls on a weekend or holiday. Just makes people happy to get a few days.

I don't know about Cali laws, but the easiest way is to say sorry we are having to go with another applicant. If they ask why just reply they have or don't have whatever will work. Like you have dog but they don't and we prefer no animals. Or the breed of animal is why. 

Just don't say its because your Mexican or White or whatever that will get you in trouble everywhere.

Here is food for thought. What happens when one bank needs capital because someone is demanding their money? They start calling loans. You don't want all your property financed with one bank. 

See if they will do a wrap around loan and that will take all those loans down to one at that point.

Depending on the loan you could. Some mortgages will make you hold the property for a certain amount of time before you can sell it.

10K in closing cost would be high IMO. most are 4-5K. 

2% above sounds about right.
