@Bob E. describes the school of thought that I subscribe to.  This is for one reason only; I only use RE as a supplement to retirement savings, thus I prefer a lower risk option.  I fully understand that by keeping properties paid for, I limit the amount of available cash to put to use on a moments notice, but my preference is long-term equity, not immediate cash flow.  Managing risk is a priority for me, so I like the debt pay down strategy.

Welcome, @Austin Bayard  from an hour down I-10.  In one of the recent podcasts, Josh and Brandon were discussing "unfair advantages" and the importance of knowing your own.  I suspect if you've got experience in mold remediation you may have an unfair advantage in that you can consider investing in properties others may stay clear of.  Or at least the knowledge to stay clear of what others may risk. I work in the environmental field and can appreciate the unseen costs in any remediation project.  Good luck!

@Loren Thomas It may be helpful to search here for others' ideas on "what they would do with 50K"  Some of the options they suggest would likely be much more tempting, provided they allow you to stay in your current home.

I should also mention that I prefer a much more "managed risk approach" and would rather not have 700K of debt wrapped in a single building.  Your strategy may differ.

Hello Bigger Pockets, from Baton Rouge!  I'm an avid listener to the Bigger Pockets Podcast and am ready to take the leap to get (back in to) real estate.  I plan to invest in the immediate area that I live (Greenwell Springs, LA) but am open to a few other cities in Louisiana that I've lived in and am familiar with (Natchitoches, Denham Springs). I've previously owned an "accidental flip" and been an "accidental landlord".

I'm hoping to pursue a conservative Buy and Hold strategy that will allow me to amplify and quicken my retirement by building long term equity in SFR's

Since I arrived here as a BP Podcast listener I'll conclude in the style of the Podcast:

My favorite RE book: "Building Wealth One House at a Time" by John Schaub

My favorite non-RE business book: "Real Money" by Jim Cramer.  (I believe his "buy and homework" strategy has a lot of applications in RE investment).
