Hi Michael, I would be interested in what you find out. There is an attorney who attends the REI club at Mimi's in T.O., but I haven't had any business with him. The club meets this Thursday (2nd Thursday of the month) at 6:30pm, if I remember correctly on the time.

Well done on the property and your negotiation too. Aside from having to go through an eviction, sounds like you did well. So sorry to hear about your marriage and your job. That totally stinks. My heart goes out to you. I wish you all the best in your success.

Just expressing my own thoughts, based on what I've heard over and over again... If you have a cash flowing property, why not lend against the equity to get the other properties? As long as those new rentals would also cash flow enough for you after paying for the equity loan. That is, if the plan would be to have many cash flowing properties. Just saying', why get rid of a good thing?

Not that your plan sounds bad.

Hi James, and welcome to BP. Have you attended the Ventura County Real Estate Investor's Club yet? That's a good place, there's been a good turnout and a great mix of people who are doing various types of investing. Including new construction.

Meeting is the 2nd Thursday of each month, at Mimi's Cafe in Thousand Oaks.

Also, Wednesday's are BP webinar days and Brandon Turner always points to a page on BP focused on the top real estate investing books.

That's the same question I'm trying to figure out. So far, I hear, "carefully!", but that's not explaining much. I did have an experience recently, where I just about purchased a 4-plex, which seemed like a great deal (numbers looked great and even got the asking price down by $13k). But, I learned more AFTER saying, "No" to purchasing it. If I had bought it, I'd be in a world of hurt and cleaning up someone else's mess. $100k worth of a mess. We're talking a big negative there. You sound like you're in a unique position, if you'll be able to House-hack. That'll at least give you some experience with investing and being a landlord. For me, it is too expensive in my area to just buy a house and rent it out, unless a really great deal comes along, of course. I'm not saying it won't. I haven't come across any, yet.
