Post: Looking to hire someone to help me set up my Airbnb

I'm looking to hire someone to help me set up my Airbnb.

I'm currently out of state and have a beautiful 3 bedroom 2 bath in zip code 78217. It's mostly vacant and I need help setting up the Airbnb.

Something that I think I may need help with are: picking out furniture, possibly picking up the furniture, staging the house, being there when contractors need to be there, setting up an Airbnb listing, assisting in helping me create processes, assisting in interviewing contractors and housekeeping team, etc. Once the Airbnb is set up I think the work would be complete.

I'm open to discussing pay as I would imagine this would be an hourly position. This is perfect for a realtor, entrepreneur, property manager, or someone who is interested in possibly running an Airbnb in the future. I'm not needing you to be an expert. I'm looking for someone who is dependable, honest, hard-working, and trustworthy.

I'm open to having a conversation and I'm open to anyone who has any other ideas on how to make money on this vacant home.

Thank

Robert

I recently purchased my first duplex. Does anyone have an accountant that specializes in dealing with small investors? I'm in the San Antonio, TX area. Thanks

Jacob,

I agree with Rick, be sure to have adequate reserves. I like the idea of not spending the money you receive from cash flow and instead, saving the money for: repairs, vacancies, or future remodels. Where in San Antonio are these units? Something you may want to consider is renting by the room or Airbnb. I've seen some houses almost double the amount of cash flow depending on where in San Antonio these units are. Location is everything with Airbnb in SA. You need the right property manager and an open mind. It could be an option to accelerate the amount you have for reserves so you can feel comfortable pulling the trigger on a new home. I like your game plan. I'm planning on doing something similar with the FHA loan. I just need to work on my reserves. Best of luck.

That's tough. In my opinion, it doesn't seem like it would be worth it unless you had a rockstar tenant. Even then, that $200 a month shouldn't be considered cash flow because, in my opinion, you should be putting in $100 towards future repairs and $100 toward future vacancy. I'm not familiar with how your area performs with short term rentals but that could be something to look into. Best of luck
