That actually turn into deals? How much direct mail? Do I buy lists? Please

I understand. But the silent partner although they are putting in most of the capital has no active toll In the development or management. The fact that I am handling and running all day to day has to be worth something right?

I am a Real Estate Broker and General Contractor. I have always done development deals myself and never had partners. I have 2 bigger deals I want to do and need investors or partners. I can turn key these deals. Develop, build, manage. What is reasonable for an ownership split on these deals?

Be greatly appreciated. Keep in mind I own the land,

I am a GC and Real Estate Broker. I will turn key the project. Develop, build, manage. They are only putting on the 25% to get the construction loan. Which is a big deal, just saying they are not actively working in or on the deal.
