@Christopher Butterstone Another issue that condos can have are special assessment fees.  These are fees decided by the board that apply to all residents of the condominium and are added onto the rent for various reasons.  I have heard stories from some family members who rent from a condominium and their board tacked on a large assessment fee to pay for a new roof as well as other things that needed to be fixed.  It all depends on how the board of the condominium assigns the fees.

Welcome to BP @Megan France!  My mother is also from Pittsburgh and loved it as well.  It is a goal of mine to invest there to give her a reason to get up there again. I have heard many good things about investing there.  Good luck with your goals!!

I have been talking to agents and investors about Jacksonville and it sounds like it is a good market.  I am very interested in finding some deals up there.  Tampa sounds like a great market as well, either would be a good choice it seems.

@Rik Patel Florida is known for its Karst topography and I am sure there are places where sinkholes occur at a more frequent rate.  Here is a website that goes in detail about it (https://blogs.scientificamerican.com/rosetta-stones/living-and-sometimes-dying-with-karst/).  I know that there are some maps that have been created with GIS technology that outline known possible sinkhole locations.  Before you invest, it wouldn't be a bad idea to look at one of those just to get an idea of the land your property would be on.

I am very interested in Jacksonville's stats.  I live in Orlando, but I am familiar with Jacksonville and wouldn't mind investing there.  Seeing this and talking to a few agents from the area are good signs I hope!  Thanks for sharing this!

@Matt Popilek Thanks for sharing your story!  Congrats on the deal Matt.  It definitely changed my mind when I heard that each property is a deal at the right price.  In saying that, it is still vitally important to make good and educated decisions of investments, but as you said, if you "Buy it right," that is how deals are founded.  Looking forward to seeing more success from you!

In addition to @David Baier's point, there are definitely parts of Orlando that you should stay away from investing in.  I have not invested in anything personally yet, so take my advice as a grain of salt, but I would recommend you go to either location for at least a couple of days to get a better feel of exactly where you would like to invest.  It has been said on BP Podcasts a lot that people have invested out of state as their first deal and it has turned out to be problematic.  It may also be wise to have boots on the ground in either location, so you have someone to stay in touch with that is physically nearer to the actual property.  Hope this helps!  Have a great one.

I have made a goal for myself to complete my first real estate investment this year, even if it means helping someone out with their own deal, just so I can understand the process more and get a little experience.  I am not sure exactly how I would get my own investment, but I am open to being creative!
