Hey guys! I'm brand new to real estate investing and soaking up any info I can. I have a full time job with a lawn treatment company my dad owns so I can "drive for dollars" while going to and from appointments in my area. I collected 5 addresses today with foreclosure notices posted on the doors or a "Deemed Vacant" notice. Is there a way I can pursue these properties before they go to auction or try to contact the mortgage holder to see if they would entertain me taking over the payments? I basically would like help with knowing what avenues to pursue now that I've collected these addresses. Thanks guys!

My dad and I own a landscape and lawn treatment company. We have been hired many times by landlords to repair or replace lawns damaged by tenants not properly caring for it. The costs can range from $85/mo for treatments (not mowing), to $10k+ to replace a lawn. Letting the grass grow to high and then cutting it at a normal height can stress and damage the lawn. You could stress to them that damage to the lawn can be reason to withhold their damage deposit and see what happens.

I guess I wasn't clear in my initial post. The intention was buying vacation rental properties subject-to in the off-season from sellers trying to off-load them.

Hey guys, just wondering if anyone has heard of this being done, think it's a good idea, or if there's a market for it. I was reading up on subject-to buying and wondered if there might be a market for that in the vacation rental sector. Do investors ever buy vacation rentals for peak season in areas beach/summer or ski/winter vacation spots for the income and then try to off-load them after the season ends and they are no longer cash flowing?

Hey all, I'm just starting out and trying to soak up as much knowledge as I can. I'm fresh out of the military and working with my dad building our business. I'm wanting to do REI (mostly rentals) on the side. I'd like to build a duplex in my local area using my VA loan, live in one side until I've got some equity and refi conventional so I can move out and rent out both sides. My issue is that I don't know of any builders/contractors in the area that would build on a piece of land I purchase. Secondly, I don't have much money to put down hence why I want to use my VA loan. My question is how do I find a builder/contractor to build a duplex on my land and is there a better way other than VA to finance with little or no money down?
