Has anyone been able to cancel their recurring Pro membership and get a refund after getting billed for year 2? I sent an email to customer support a few days ago but haven’t received a response.

I got great value year one, bought a property and have a house rented, but I’m not a very active user anymore. I moved to Ecuador in September :).

I’m trying to cancel year 2 and get a refund, or a pro-rated refund less the few days I’m currently into my renewed membership. Is there a phone number?

I just wasn't sure if it HAD to be notarized to be enforced, I didn't think so but wanted to double check. I'm using the BP state specific lease agreement (Texas). It's 12 pages and seems to cover everything I can think of. I feel confident moving forward with it.

I'm sitting down with a selected tenant to go through the lease with them later today. Should we sign it in front of a notary?

I'm interested to hear what additional steps, if any, people are taking to mitigate risk while putting a rental home on the market during the eviction ban. I currently have one on the market in Dallas County Texas. 

My concern is someone will sign a lease, pay first month and security deposit, and then stop paying. Maybe I'm just paranoid, and a good screen process should work well with or without an eviction ban.

Any steps people are taking to mitigate the risks of the eviction ban when putting a new property on the market are appreciated.

Anybody have any updates they would like to add to this, especially from the North Texas area? I'm not looking forward to a Garland inspection. I bought the house a couple years ago for primary residence, now I'm about to rent it out. I think there was some un-permitted work well before I purchases the house (new AC system/water heater in last 5 years) and I believe an addition of a bedroom/bathroom from the 1970's (which isn't showing up in the room count with the county). I don't want these to turn into major issues. I don't even want to get on the city's radar if it's going to be an issue because I'm sure they'll go after me until it's all updated whether I rent the house or not. Maybe I will keep the utilities in my name and charge them back to the tenants as a work around for not registering it. The house is in great condition but I don't want to open a can of worms. Thanks in advance for any input.

I like the power wash idea for the concrete, low cost high impact. Probably a good idea to do the units also if painting. Overall looks good, careful not to over-improve!
