Hello!
I got quoted $450 for material, labor, and call out to put in a float switch and tray. Does that sound about right? Is this something that can be an easy DIY?

Hello BP Family,
I recently purchased a quadplex and one of the units is vacant. My PM recommends repainting the whole unit. The unit is 2br/1.5 bath (1150 sqft) with a ceiling about 8 ft. I plan to repaint the unit over the weekend along with a handyman and knock it out. I have alot of free time. I plan to use the same/similar color already existing. And paint only the trim and the walls.
My question is as a noobie I am repainting the whole unit. For senior landlord do yall paint the whole unit after turnover? When do you repaint the whole unit? Can I paint indiivudal rooms?
If I repaint the whole unit does it sound like something that can be completed in a weekend? Never painted before but the handyman I am hiring has. I plan to not use tape and cut carefully around trim and edges. I also plan to paint the wall than the trim so I can paint faster on the walls.
Prep work isn't too much. There aren't many nail hole or holes. I do need to clean some wall thoughts.

Hello,
I recently purchased a quadplex and one unit is vacant. My PM recomend to repaint the unit. I got quote at around $3/sqft which is average. The unit is 1150 sqft 2bed/1.5 bath, ceiling about 7.5 ft, two stories.
How long would this take to paint? I am thinking about painting myself along with a handyman. I am hoping to paint it in 3 days over the weekend starting at 7 and paint till 7. Any idea how long this would take? Any advice? Is primer necessary? Thank you!

@Alec GrangerHow long would it usually take to paint a unit? Any other advice for a DIY project? Have yall painted yourself? I am leaning toward painting myself. The unit is not too big and ceiling is about 7.5".

I have a unit in a quadplex that I recently purchased vacant. There were long term tenant in their before and my PM recommend a repaint to get it rent ready or to at least get market rate. Is paint that huge of a deal?
The unit is 2br/1.5 bath, 1150 sqft, celing is about 7ft-7.5 ft high. Two stories.
From the description that I described how long would this take to paint myself? And also how long would it take paint with 1 more person, I am thinking about hiring a handyman that I know in the neighborhood. People who have painted themselves (DIY) how long does it take for you to paint/prep? I am hoping to knock this out in a weekend.
I got quotes at around $3/sqft (which is about average in my market).

Hello BP,
I just closed on a quadplex earlier this week. I am very excited and nervous.
One unit is Vacant and we need to repaint the unit to get it rent ready. Last tenants were there for a long time. My PM is in the process is putting lock box and turning on utilites.
We are looking to get quotes, paint, and finally list and rent it out. What is a reasonable time line to get all this done? I dont want to micro manage my PM and call them every waking hour. But, I want to make sure they are doing their job.
Also, people who have multifamily in C class area how long is your typical vacancy? I know this is normal but I'm pretty nervous.Thank you!

I have one unit that is about 1150 sqft, 2br/1.5 bath 2 stories. From my PM I should expect a quote about 2-3k.
What have yall been quoted before? How can I reduce the cost, aside from hiring off craiglist. This is my first investment.
Is it acceptable to just paint the walls. And I can paint the Trim myself. I was planning on leaving the ceiling as is. The paint color I plant to use will be same as existing wall. No change.

I am about to acquire a quadplex. One unit is vacant that had a long term tenant. The unit is a 2br/1.5 bath and two story. This is in a C class area. The huge difference is in the current condition I can get rent $650 with rent ready/clean $750 (market rate). I dont want to go above and beyond with like back splash and granite tops. But, I want to make it somewhere the tenant can be proud to call home and want to stay longterm.
The unit is in decent condition but needs to be completely repainted, clean tile, paint handrail, stair paint/touchup. Other than that no hard change. I heard from my PM to expect 2-3k.
Any idea what this might run me at? How to go about getting quote? Is getting quote the PM job? How many quotes should I get? What should I look for in contractors? Can I hire cheap off craiglist thr job is mostly paint. How long should I expect the work to reasonably take?
Also, what mistakes or do you wish you would have done in your first "rent ready".

Matt I will be living in one of the units. And pay towards fund. This is my first deal, having regrets.

Rents range from $650-800 in the area, average is about $750. There is room to raise rent. The tenant that got evicted paid 750 and the one I will evict pays 750 as well. Sorry that I left that out.
But, I put $700 in my calcs to be conservative. The two tenants paying $650 are long term and the seller didn't increase there rents. I may increase it in a year.
I am already closing at this point offer has been submitted. If I back out now the fee is about 10% of property value.
I am regretting taking this deal....
