Hello BiggerPockets Community,

I am looking to buy my first rental property, which would be a duplex. I have some phone calls with realtors to talk about the properties. What are the main things to focus on discussing during those calls?

I have definitely seen that problem as I have been looking for duplexs in the area. There are very few I can find and the ones that I do find are really expensive. If we can't find a duplex we might go with a condo. I feel like I can make a lot of connections in Provo to help me learn, and also feel that starting in an area I know and am comfortable in would be a good start. I really appreciate your comments!

I have been looking at investing in Indianapolis as it seems to be more like Memphis with cheap places and decent rent. Do you think that even a condo or duplex in Provo around BYU is not ideal right now? And I would love to connect with your son and talk sometime.

Would you say that even a small condo or duplex around BYU is still not the best way to go right now? I know that demand around BYU is always incredibly high and would be a good way to start. But I definitely want to make sure it is a smart investment first.

@Jack Inman thanks for the thoughts on wholesaling! I have heard it is a good way to get started, but maybe I need to look into specifics more. Also have heard a lot of debates on the legality of it? I will also look into those organizations, sounds like a great way to get started.

@Joel Brown thanks for the insight into the Utah area. My thought was a duplex around BYU. I know that there is always incredible demand for married couples that go to BYU and know that the Provo area is really growing in general. However, I have noticed that prices are getting much higher. Would you say that it is probably not the best investment or still a good place to get my feet wet?
