Also, I've been looking into condos for purchase/renting, but I've heard that there are a ton of issues unique to this property type. Are there any articles regarding these issues here on BP? If anyone can link those, I'd appreciate it.

Thank you all for your replies! @Donna Kris yes, I will be staying in Vegas for another 5 years at least, probably longer. I've thought about duplex properties, but unfortunately the only ones I've found have been in less-than-wonderful areas. @Byron Lane I guess I need to learn what makes a deal worth it, before I buy preferably. Thanks again everyone, I appreciate you taking time out of your day to provide input.

Hello all! I'm Robert, I'm looking to get started along the real-estate investment path. I'm planning on purchasing my first home in august as my primary residence; however, I want to purchase a home that I can turn into my first rental when I purchase a second property. Is there anything I should look for as far as location, features, etc?
