@Joe Villeneuve how true!  On my last two offers I was told they were too low and would not be accepted.  I am perfectly fine moving on!

That is good info thanks.  The problem is that the house needs a ton of work and for that I will need to get permits from the county.  I built the conversion to a normal house into my deal so financially I would be ok but it is still a concern.

Hi All - I have placed an offer on a home that had some questionable work completed.  The original home was a 3 br 3 bath home.  The home had 3 bedrooms and 2 baths added.  The previous owner closed in the garage and added a makeshift room with a bath and added an addition that contains the other bedrooms and baths.  

My concern is that on county tax website the original home specs are there.  If I were to have my offer accepted who I have to convert the home back to the original configuration?

Hi All - While not a complete newby I am new to consistently wholesaling, flipping and rehabbing properties.  I am not in newby in the buy and hold market as I have purchased condo's and rented them.  However being a landlord turned into PITA.  It was really challenging to manage properties that were 4 hours from my home too.  I sold off my rentals and want to focus on wholesaling, flipping and rehabbing.

I am really focused on learning as much as I can and looking for partners in the Virginia, DC, Maryland area.  Lets connect and chat!!!
