Adwords can work well. Just use a really good headline for your ad. 

You'll need to do some testing.  Maybe something like:

"Tired of Overcrowded Resorts? Discover Your Private Oasis in Waikoloa!"

Then you'll want to send them to a really nice landing page with your listings, some testimonials, "check availability" or booking options, with additional info, and perhaps specials. 

* you may consider including a video of someone talking directly to the new lead, because people tend to connect with people

I've found, the way you decide to structure your ad funnel is typically contingent on the strategy that already works best for you when acquiring new clients.


Couple the above with good keywords like: 

  1. Waikoloa vacation rentals
  2. Luxury vacation rentals Waikoloa
  3. Private vacation rentals Hawaii
  4. Beachfront rentals Waikoloa
  5. Ocean view vacation rentals Hawaii
  6. Family-friendly vacation rentals Waikoloa
  7. Exclusive vacation rentals Hawaii

Along with "Negative Keywords" which will save your budget from getting eaten up by people not truly interested like:

  1. Jobs: -jobs, -careers, -employment
  2. Long-term rentals: -long-term, -year-round, -extended stay
  3. Real estate: -buy, -sell, -property, -homes for sale
  4. Property management: -property management, -rental management
  5. Timeshares: -timeshares, -timeshare rentals, -timeshare ownership
  6. Bed and breakfast: -bed and breakfast, -B&B
  7. Camping or camping rentals: -camping, -campsite, -tent rentals
  8. Hostels: -hostels, -backpacker accommodation

And do extensive testing.  "Ads" are certainly a chore, but the good news is that once you've discovered something that "works", it's extremely reliable lead generation for potentially months and even years.

     Yeah, I think what has been interesting is the reps they assign you now are out to get you to spend more even if it is at the expense of getting you conversions.

    30 day minimums in our area means you pretty much got to go with annual leases.  There is not a large amount of people looking for a 30 day rental.

    Here that is the HOAs way of forcing long term rentals

    Depends what your end game goal is.....if I had $5million I am looking at enjoyment of life vs. trying to get more money.  Given that, I would probably go with rental properties at good values in destinations I like.

    We manage vacation rentals for people that have $5million worth of rentals and this is their reasoning.

    Yeah, I am same as Nathan.  6% for minimal work is ridiculous, but it seems to vary on sales price where we live too.  In Hawaii prices are high and if the price is under $500K you are probably going to pay 6% no matter what.  At $1million you may pay 5% and at $2million you may pay 4%.  Costs to do anything are high in Hawaii so I know what you see here is not normal everywhere.

    Yeah, in our area definitely if they pride themselves on being the least expensive.  The good thing of living in Hawaii is that there are tough names to pronounce so if they can not pronounce the name of where your property is then run....lol.

    I think it will also high effect search engine rankings.  This is something I have been trying to understand.  Currently content is a big factor is rankings.  The more content I provide on a given topic to Google means I have better understanding of that.  Once AI takes over it will just mean my AI has more knowledge on that topic.

    I am sure it is different for different locations, but in Hawaii one of the main issues is everyone wanting to short term rent their property is not making long term rentals available for workers so there is a housing shortage for labor workers.  

    That is just one of the main reasons out here.

    I am new to the community and am wondering if anyone has used ActiveRain as well as BiggerPockets and if so what has your experience been?  ActiveRain was a great site to generate some leads as well for promoting our website and blogging.
