Yeah, not having a lot of repeat business makes it a little more difficult.

Yeah, I have been doing AdWords for probably as long as Google ads has been around. It’s only recently that the people that call have actually been trying to get me to do stuff that’s counterproductive. I’m all good with spending more money if it makes more money, but not into spending more to make less.

That’s certainly been the lesson learned here- get ‘em out before the financials get wrecked!

Yeah, I don’t think $11K is worth going to court for. I’m not sure going to small claims is worth the hassle either. It really depends on your financial status. 

I try to get renters out of places prior to the unpaid rents getting high for this very reason.

Yeah, cancel and rebook is the way to go.

We are in Hawaii. Seeing good ADR, but occupancy is slightly down which should be expected, and the booking window has decreased. 

For us people were booking a year out from rollovers from Covid so the booking window is just now normalizing.

Yeah, unfortunately probably not much you can do because I doubt any recourse is written in your contract for something like that. 

If it was us we would try to do what is right and fair. 

As others mentioned, I would think the place would get rented out pretty fast.

 If you are comfortable removing the sister from the lease and doing a new one you can. I would get acknowledgement from the other sister (the one being removed) first.

Upwork is great.  I am sure like with any of them you have to very specific on what you want. Also if you are using out of country you typically need to be very specific on due date.  I seem to have problems getting things back in time from India, etc.
