Hi all,

I have a tenant that continues to get worse and worse with rent payments. Their communication is painful and they refuse to pick up the phone. I have been extremely patient but we are moving in the wrong direction. They were originally on a 1 year lease and now are month to month with 60 days notice written in the lease. Can i issue a notice to quit for 60 days out and put the reason as "Consistently late on payment"?

Any insight would be greatly appreciated!

My coworker/partner and I are looking to purchase a multi fam investment property together. We will each be contributing equal funds however we are not sure how to go about actually purchasing it. Do we buy it as individuals? Do we buy it with an LLC? What are the first steps? What is the best way to go about the purchase of our first multi?

Currently working and living around the Boston area, but contemplating purchasing some investment properties in Worcester, MA. Is anyone currently involved in Worcester? Looking for some feedback and advice on this market. Anyone know a good real estate agent out that way?

Nathan Bartlett Hi Nathan, Would be interested in speaking with you further on the rental market in St. J. I currently own a 3 fam house and manage it while working/living in NH and Boston. I see some good opportunity in the St J area and looking to possibly get another property soon. The numbers make a lot more sense up that way right now than around Boston.

Don Konipol Hi Don For vacancy, I have already posted it on Craigslist just to get an idea of how quick it would go and I have received plenty of interested candidates I would be managing it and filling tenants myself. Maintenance would be slim to none, they are pretty new units with not much to repair. If I am thinking of this is a long term investment, would you say it is a good investment?

Chris Seveney thanks Chris. Even if the price is 156K? This is a fairly low price for somewhere north of Boston. It's a 2 bed, 2 bath. I would be putting the full 20% down

Currently own a condo in a 3 story building. The one directly below from me is listed for a fair price. The building is very new, being built in 2004. Here are the numbers: $1092/mo: includes mortgage, tax, ins, HOA, interest Can be rented easily for $1400/mo, will be Able to get $1500 next summer. Do these numbers make enough sense? The maintenance would be extremely minimal with HOA fees covering exterior. Plan to keep it for buy and hold and pay down quick. Value will definitely appreciate over the years Please give advice!
