Hello BP,

I just made an offer on a house with a septic tank in Fairfax Country, VA. I am having problems getting an answer as to whether or not the house can be expanded and the septic tank/drain field upgraded to support a 4 bedroom. The house is a 3 bed/3.5 bath built in 2005. The original house was built in 1950. The septic tank is a 1250 tank that was replaced in 2016. The county has no records of the original tank. Can I find out if the county will allow me to expand before I purchase? If so, what do I have to do? The seller wants a fast closing and is agreeing to a great price. It sounds a little to good to be true. I think I would get stuck with a 3 bedroom house that cannot be expanded.

Hello @Chris Higgins. I am also from South FL (Miami) but I now live in VA. The "First time caller, long time listener" line reminds me of the Paul Castronovo radio show down there. Callers say that line all the time.

@Angelo Goodwin - I was stationed at Ft Benning, GA. Even though it was going to be a fairly short duration, less than 2 years, I didn't want my housing allowance going toward rent. I purchased the property during a dip in the market and was able to get a good deal. I held onto the property after I was ordered to another duty station. I would love to say that it was because I'm just that good but the truth is it was luck, timing, and a bit of good analysis.

Hello BP crowd! I just want to take a moment to introduce myself. I recently retired from the Army and moved to the Northern Virginia area. My wife and I currently own 2 rental properties, 1 in GA and the other in FL. Most of the properties I've purchased and sold have been the result of a military ordered move (PCS). I just didn't want to give my housing allowance to a landlord, so I usually purchased wherever I was sent. 

I've been reading the forums, reading books, and researching my new area for the past few weeks. I would love to get in touch with local like-minded individuals. The market out here seems to have a very high barrier to entry as house prices are much higher than I am used to. Also, I am looking for recommendations for CPA and RE Agents.
