Purchase price: $138,000
Cash invested: $25,000
Sale price: $220,000

This was the sale of a business ventures (Craft Beer Bar.) After purchase I was able to increase the revenue of the business by over 350% in its 1st year of new ownership. The number during our first year of ownership matched projections within 3%. I just exited the business and sold my equity to my partner for a 400% return on my initial cash investment!

How did you finance this deal?

Long Term Personal loans.

How did you add value to the deal?

Increase customer traffic, thru marketing, better inventory management, staffing improvements, and being recognized as the best craft beer destination in the Hudson River Valley. Name of the business is Draught Industries.

What was the outcome?

Made an over 400% return on the initial cash investment.

Lessons learned? Challenges?

Businesses are like living breathing entities they need your attention and skill set, until you put better people in place.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

no.

I just stumbled upon a very nice wholesale opportunity in NY. Have a seller that is looking to let go of the property for $70k and I have secured a cash buyer for $95K. My attorney gave me a Residential P&S agreement. Once I get it signed what are the steps to get the end buyer locked in and collect my "Assignment fee". This is my first wholesale any information would be greatly appreciated. Thank you.

How much of the net worth is attributed to the value of their home?  What happens to their Networth when home values take a dive?  True networth is the liquidity of your assets not an arbitrary value given to, illiquid assets.  you are correct however that people have seen their networth increase tremendously, because of the increase in real estate values.

@Russell Brazil your basing their net worth on the value of their home in time. That’s a false assumtpion and true net worth is based on liquid assets.

Looking to use Jerry Puckett to acquire off market properties.  He has a great track record.  However it seems that most of the success he has had has been in low cost markets.  I am located in the northeast where the average property is over $300K.  Anyone in the northeast use his service with success?  Thanks in advance.

35 is not old by any stretch of the imagination.  Why the concern or hesitation to start at 35?  Hell you have to be at least 35 to be President.

@Jared W Smith Ossining.  Great job on the investment property.  Only downside to Westchester are the ridiculous taxes.

@James Free it was a labor of love.  And it wasn't hundreds of my personal hours.  I have a lot of family in the industry, we take care of each other!

I am completely and totally hooked on the power and life changing ability real estate investing has, and it happened by accident, sort of.

I bought my 1st house like most young people with an FHA mortgage, in 2015 with my beautiful wife. It was definitely a fixer upper, but had everything you wanted nice yard, neighborhood, and 4 bedrooms. It needed work but that was ok, most of my family is in the construction industry and I know my way around a tool belt. We upgraded the bathroom, kitchen, put down beautiful new wood floors, replaced the entryway door and painted. We did this work over 2 years. Witnessing the rapid rise in real estate values in Westchester County this year, we knew now was the time to sell. The house received multiple offer within 4 days and we accepted the highest and best, $430,000. Since we lived in the house for over 2 years, no taxes were paid on the gains. Now I am hooked on real estate flips, and cash flowing rentals. Thanks to bigger pockets. I posted the numbers from this deal below.
