Just make sure you can live with the worst case scenario possible and if that’s good for you then make it happen

I would suggest buying one property first. I suggest that you manage it yourself as well for at least a year so you can find out exactly all the inner workings of how it should go

Yes sir they are. These people are getting accustomed  to having to pay double and triple deposits because of bad behavior in the past. With that it does offset a turnover which has gone down in the last few years

I have 11 units and all of them are as you describe. In my city I can buy a house for 30,000 and get 800 a month rent on it. If I buy a house for 100,000 about the most I can rent it for would be 1100 it does not make sense to buy the higher priced properties for cash flow. I have met many people that haven’t made fortunes off the C- and the properties. If you screen your tenets well that’s where your problems stop

You need to get a new realtor first !!!!! you need to figure out what numbers you need to do a deal and then make it fit in that box.....Evaluate what it is that you need and then the deals that you look at will become crystal-clear

Do not ask her to fill out the application in full. Just take it and then send a letter saying the reason that you were turn down was because of incomplete information submitted
