Thanks a lot and I completely agree.  Honesty is very important in this business and any business.  @Account Closed Are you saying that some cash buyers may not want to be on my buyers list due to me just starting out and not having any properties lined up yet?

Hi BP!

I recently have been doing some research on different ways to earn passive income though REI. I came across investing in REITs (Real Estate Investing Trusts) which seems like a great way to earn passive income without dealing with the headache associated with managing rentals. Does anyone have any experience with this form of investing that could give some sort of insight on getting started? Any help is greatly appreciated!!

Thanks a lot for the feed back.  I figured it would be better to build a buyers list first and then go hunting for what they are look to buy.  Seems like this method gives you a better chance at being successful.

Hi BP!

I am excited to say that I am now ready to jump start my REI by doing some wholesaling. I've read that if you have a good deal then you should be able to obtain a buyer with no problem. However, I have also read that you should find buyers first and then go out and look for what your buyers want. Is it more affective to find buyers or the actual deals first?

Thanks for your input Mary.  I am currently looking to lock up some funding in the time being.  Is there any firms that you would recommend?  I am in Illinois.

I currently have a property on my radar that has the potential to be a great deal.  I have spoke with the listing agent and set up a showing for next weekend.  However, they are requesting that I provide proof of funds along with the offer.  Can anyone make any suggestions on this?  I do not want this to slip through my fingers.

Hi BP, I am putting together a direct mail campaign and was thinking to add sellers facing bankruptcy within my listing. I know these sellers could be highly motivated, but I've also read that these transactions could be really difficult. Does anyone have any advice as far as the best way to handle these type of sellers? Thanks in advance. Robert

Hi BP, I am newbie to the real estate investing world but have been in the construction business for 13 years now. Right now I am looking to build a list of cash buyers and private/hard money lenders. Can anyone recommend any lenders within the Chicago land area? Thanks in advance.
