Hi, I think made a mistake on the Purchase Closing Cost input. The number should be 3k and not 82k. Sorry! I will insert the new run for comment.

Hi guys,  closing costs are approximately 3k and the conventional loan is 20% down. So, the Purchase Closing Coast, if I understand the calculator, is Purchase Price +  Closing coast

Thanks Michael for the information and suggestions! Houston is enormous town and both commercial and residential real estate was (is?) booming until the bottom of the oil price dropped out. A huge amount of money is being spend on these projects! Anyway, as I mentioned in my comments to Adam, my goal in generate enough passive income to quit my day job.  The question is then where to start to reach the goal.  Will SF do it or is MF the way to go? Thanks for your comments!

I was looking for duplex or triplex or even a apartment building. I want something with enough residual income to eventually quit my day job.  I'm not sure if a single family house would satisfy my goal? I understand what your concern is for duplex and triplex structure in the Houston area  The one triplex I recently looked at was not in a good area and the units were quite old.  It was build around 1980. So, not sure where to go from here? Any suggestions? As always, many thanks for your help and comments!

Howdy BP Real Estate experts! This is Rob from from Houston Texas! I just joined BP and I'm keen on investing in Multifamily residential units in this town.  I welcome  any suggestions and comments on how to locate a good Multifamily deal and evaluate that deal for cash flow.
