Yes, I am looking to make enough money so I can start flipping. I am also a Realtor in the area so I know the market and how to calculate comps quite well. I have about 10k-15k saved up and would love to get into wholesaling on market/mls properties (I know that approach is atypical but I think a cash offer with the right terms can go a long way even though the market here is becoming more saturated).

If your goal is to flip, I wouldn't entertain wholesaling if I were you. I actually started flipping with little money and then transitioned to wholesaling because my goal is to build an active business in real estate, and for me, wholesaling was and is more scalable and profitable than flipping.

People tend to think wholesaling is easy based on how gurus portray it online, but it's not. It requires a lot of money spent on marketing for it to be profitable and scalable.

I don’t agree with this, just like you don’t agree with me, and thats okay. I know that you don’t think I know what I’m talking about but different people have different perspectives and priorities. That wasn’t even what my post was about.

If anyone is interested in relationship building and partnerships that are beneficial feel free to reach out. There’s a trust factor here that important to me. It takes people who are in sync, and work well together, along with the numbers adding up. I don’t want to work with someone I can’t trust.

 Post the numbers to see if it makes sense then of course connect and build a relationship. If the numbers do not make sense, well, nothing else to talk about. I am all about long term mutual benefits.

 Ok so what are the numbers? I have a " blank check" always looking to help  


 Listing Price: $130k 

Max offer: $120k

Closing costs: $3600

Rehab costs: $75k-$82k

Holding costs $1350 a month (x4) = $5400

ARV: 280k

ROI: around 25%
 
Estimated profit: $53,169
