This is great information to think about, thank you guys.  My thought is we sell for $190k tenant occupied.  it rents for $1650 now with potential for increase, not too far off rent to price model you explained.  

We will start looking at options to go turnkey route.  My wife's the realtor, we have bought and sold many over the years successfully but this will be the first tenant occupied.  

I saw that becoming a pro allows you to list on marketplace I may try that as well.

We are trying to decide if we want to try and sell an occupied rental turnkey or if it's just better to hold onto until the tenants move out then sell.   Any ideas?  It's in the North Houston market.

I have a lead from on a 5 acre place with a 2300 SF 1930's house near Rusk, Texas, seams like I can get it at a great price. It's in between Jacksonville, TX and Rusk, TX. We typically stay around North Houston area with house flips, land flips and our rentals. Just curious if anyone has any experience in insight in that area?
