@James Wise thanks for the input. My thought on Cleveland was it's more diverse than Warren with more listings to chose from. But I think I'll definitely try and start local but the multi family market is fairly small.

Hello bp, 

So I've been on bp on and off for awhile now while in college, however I should be graduating in the summer and getting a job finally. I've really wanted to get into multi families in Cleveland or Warren  Ohio where I currently live. I'm just hoping someone familiar with the area can give me some tips. I've listened to a lot of the pod casts and done some researching of my own and it seems in Cleveland and Warren there are some pretty cheap multifamilies. Most of these seem to meet the 2% rule or more and I just keep thinking I'm missing something because people talk about how deals are hard to find.  I'm interested in areas like Lakewood and shaker heights. I know the taxes are higher in these areas but seems to be fairly good neighborhoods for the most part. So I'm hoping you guys can give me some past deals and what expenses are more hidden that I should be taking into account when evaluating these properties, as well as other good neighborhoods to look into. Thanks!

I'm starting out with 10k to invest with. How do I go from one rental to ten in five years? How did you do it? Thoughts and considerations? Thanks.

What are some easy fixes that would bring in more rent? There is an unfinished attic space that could be made into a common room if drywall was installed then painted. Would that rate an increase in rent?

thanks for your input. That gives me more to look into. I think the price is negotiable and I believe the house is turn key considering there is one tenant already. The neighborhood is quite and a block away houses get much bigger and more expensive. I think with a little updating it might bring in more rent. Again thanks I joined this site to learn as much as I can before making my first investment.

Ok so first off let me introduce myself, my name is Rob I'm 25 and currently going to college. I have been reading a lot about real estate investing the past 6 months or so and have been looking at houses online just to entertain myself.  So I found a duplex in ohio less than a mile away from a country club listed for $65000 with 2 beds and a bath I'm each unit. Rent averages from $450-650. It's currently being rented for 500 per unit with them paying all utilities except water and trash. Hypothetically if I were to purchase this and just do some cosmetic work to make it have a little more curb appeal and charge $550 per unit would this be a deal you guys would pass or go through with? Any thoughts or ideas would be appreciated. Thanks!
