Okay, I’m not too familiar with struthers. I did go to YSU for a little bit and lived in Girard for awhile so I know that area somewhat. How’s your way doing as far as new businesses being built or coming to your area?

@nicole heasley is this near north side hospital? Trying to compare your neighborhood to mine. I think my area is a smaller and less attractive area compared to yours from what it sounds like. However about 15 mins away we have that massive power plant under construction in Lordstown so I’m wondering if that will draw more people into the surrounding areas and help me out. Sorry I’m kind of all over the place Im just trying to soak up as much as I can and pick your brain some.

Thanks Nicole. I have thought about getting it appraised as well. Might try that. I would like to do a HELOC to fund the Reno at the other house if possible to build equity in that house as well. Do you know anything about HELOC’s?

So my wife and I found a off market house built in the 60s with about 1800 sf. Most comps in the area are around 140-150 and I think we can buy it for around 60-75k. It’s a solid house and just needs freshened up. It’s in a great school district (main reason we’re moving) and is about a mile from a lake with a state park. Our plan is to fix it up and build equity in that house. So we have a house that we got a great deal on when we got married 5 years ago. Houses around the same size are selling for 50-80 and were owned by older folks so they could use updating. Our house has been updated over the years of living there(all new paint, re did bathroom, granite counters, new carpet) so my question is do we try and sell at a higher mark and cash in on our house and put some in to the new house to build equity and reinvest to a rental or do we keep our old house as a rental, which would be the nicest rental in the area? The house we have now is again in a area with older folks mainly but over the last couple years we have noticed some younger families moving in. Thanks for the help again!

Hello everyone! My name is Rob I’m from Warren Ohio and I’m currently loosely looking for my first property. I need help with two things, first the reason I’m loosely looking is because my wife isn’t completely on board with investing. One reason for this is we have 2 young kids (3yrs & the other is 1 month) another is because well it’s a risk... So my new proposal to her is to start out with a cheaper single family home ($26000) to get our feet wet and learn more about how it works before getting into higher priced multifamily properties. So the first piece of advice I need is how to get your significant other on board with real estate investing? NEXT In Warren this house probably needs 5k to freshen it up, new carpet, paint and misc. I haven’t looked at the house in person to know if there are any major underlying issues yet but I’m thinking I could purchase this house for around 20-23k, put 5k in it and rent for 600-675. Seems like a good deal to me. If you’re familiar with the area or have any suggestions I might not have thought of please share!

@John Mathewson hey thanks for the reply. That would be great. Thats what I'm struggling with is pin pointing the exact expenses of the properties. I don't think the taxes will go up that much that seems like a fairly average number for the area but also how would I find out if there was exemptions, a real estate agent?

Ok so I'm not getting in position to buy right now this is simply a learning experience for me. Could someone tell me if they thought this is a good deal. From what I know and zillow says (which I don't value their opinion all that much) this seems like an ok deal. The property is 715 Willard ave se 

Warren Ohio 44484 

It's a two bed one bath for 23500 most likely needs some work but over all looks good. Property taxes are about 100/month. Zillow says rent is about 695 for that area. Area is     a C maybe D area. Any info in evaluating properties will help me learn and find maybe some things I'm missing. Thanks!
