When marketing to inheritance property owners, is there better chance of finding a motivated seller if the sale date is refined to the last year or so?

While doing research for my marketing campaign, I came across a statistic on Zillow. It is a percentage of listings with a price cut in, a respective area.

Example: 50% of listings experienced a price cut in Willow Grove, PA.

In the cities where the % is high, should I analyze this information as:

A. Realtors are listing the properties too high in the beginning?

OR 

B. That houses in this particular area are having trouble selling?

Question to licensed realtors-

I recently completed my 60 hours of required course work for my RE License. The next step is to schedule my final written exam for the University (Temple).

Will the University's Final Exam be similar to the questions asked at the end of the units? 

Any advice, suggested methods of study, or general input is much appreciated.

I'm looking to amp up my direct marketing campaigns. 

I've been researching websites/systems that allow you to copy your handwriting. An example is Fontifier.

Has anyone ever used this system or one similar for their Yellow Letter campaigns? If so, what kind of success did you acheive?

What if it was a situation where I reach out to the owner of the property myself and find the cash buyer myself? Is 30% too much for the agent, just for sending me a list of properties?

In this situation, the agent would not  be representing me to the home owner or the finding end buyer.

Hey Everyone

Just recently met with an agent, who agreed to send me Philadelphia properties off his MLS. I am thinking of compensating him with a 70-30% of the Assignment Fee. 30% if I find the end buyer. 70% if he finds the end buyer.

Is this too much commission for the agent? Or am I in the ballpark?

Hey Everyone,

When purchasing a rehab property with intent to fix and hold, is Equity as important as the Cap Rate and NOI?

Example: Multi-family property is purchased for 10K, and 50K is put into rehab. Local Comps are between 60-65K. After running the numbers, the Cap Rate, NOI, and Cash Flow are all strong, but there is little equity.

Would a situation like this be a smart investment for a fix and hold? Thanks in advance for your input!
