Yes it will. Your monthyl payment will also appear on your credit report.

Perhaps try sending mailers with recent sales in the neighborhood and then do a CMA on the homes that reply to your mailers and tell them the price that you feel you can list and sell it at for them. This way you are giving them an accurate price based on their specific property.

Good article! I can't stand all the spam I get from these "gurus". I personally feel like if they were doing so great at buying and selling real estate they would be out do that instead of trying to give lectures for a fee. I feel bad for all the suckers they get money from.

Running a CMA on a neighborhood that is all over the place with past sales with homes that vary in floor plans and sqft can get tricky sometimes. What we try to do is take the subject property and the most recent sales (within the past 3-4 months) and adjust the SOLD price to match the subject properties condition. For instance, we make adjustments in SOLD price for pools, upgrades, lot size, etc. Pretty much any items that would affect the price except for the living square footage. After you make the adjustments then you break down each SOLD property's new adjusted SOLD price and divide it by the homes sqft. At that point you should have a list of the current SOLD properties price per sqft after adjustments. This should give you a good idea of the price per sqft for your subject property. Then multiply that number by the subject home's sqft and it should give you a pretty accurate list price for your subject home.

I know you said you have done all kinds of marketing: "I've mailed letters, picked up the phone, knocked on doors, contacted my SOI, talking to neighbors, talking with builders, talking with my broker, talking with EVERYONE!" BUT I am interested to know what type of response you got from each form of advertising. You said you got 5 listings in the first 30 days. where did each of these 5 listings come from?

Our team is currently working with right under 150 buyers and we would like to increase our listings so we can match up our buyers with our own listings. We are in the Las Vegas market. Thanks in advance for your time.

We had a client list his home that was in a hurry to sell. Without putting it on the market we had an offer and acceptance within 1 day! AND we are scheduled to close in 21 days or less! The entire deal A to Z will be done in less than 30 days.

I didn't put the keywords in at first but then I searched the blogs for "Las Vegas" and saw Frank Napoli's blog with all of those key words so I thought it must help in searches or something. I don't mind removing the keywords.
