I would advise against it. We owned a Condo in Chicago. The gas was paid for by the HOA. It was a central unit for the 64 unit building. My tenant actually called me in the middle of February last year to complain about the heat. When the HOA handyman showed up it was 5 degrees outside. She answered the door in a pair of shorts and a tank top. He checked and she had the heat on at 78 degrees. I guess she thought the place was supposed to be a Sauna.

Imagine if it were individual gas bills and it was on me.

My nephew goes to school in Iowa. He rented an apartment a month ago. He has just found out that the previous tenant committed suicide in the apartment. Should the landlord have disclosed this? Also, does he have any recourse? From looking around it appears it depends on the state.

Looking forward to the answers.

Thank You All

Good afternoon everyone,

After following BP for almost a year, it is time to get involved. My lovely wife and I moved here 4 months ago from Chicago Illinois. We now live off of our Vacation Rental Cabins here and are looking to purchase more as well as converse with the community about other investing.

This site is a wealth of information.

I think it is hard to generalize by property age. In the end it is location, location, location. Different locations present different sets of demographics, income, etc. Newer does not always mean class A nor does older mean class D.

This has been my experience.
