we purchased our first vr here in 2012. It cash flowed so well we bought another in 2013. They both did so well we moved here in 2014 and bought our 3rd in January of 2015. That one cash flows great too.

 We purchased the first 2 while not living here. I manage the rentals myself on Groh and flipped. Management companies here want 40% of your gross. I had a handyman and cleaning company in place. Now, since we live here I am the handyman and we even do the cleanings for 1 cabin.

Real estate tax rates are only .5 percent of value which also helps.

It is definitely emotional. 

The response to any offer is yes, no, or counter. 

Guess she chose no. I can't imagine why anybody would not counter no matter what the offer was. if she is that proud of the home she should make a full price counter. Maybe her end result is not to sell the house.

I have no problem with anybody doing what is necessary to collect from deadbeat tenants. They deserve the embarrassment. Unfortunately in our offended world, everybody has a problem with this.

I watch flip or flop and it doesn't make sense that these homes sell for $50'000 more than the highest comp and appraise out for the sale

 We rented 249 days at one cabin last year and 248 at the other. In January and February the weekends only rent. The rest of the year is terrific.

 By the way. This same tenant caused an unnecessary Air Conditioner repair 2 summers ago as well. She put the AC on at 60 degrees. It froze the system. The AC repairman told her to keep it off for an hour to defrost it and not to run the AC below 68 or it will happen again.
