First you need to ensure you understand all of the rules for that park. Each park is different. Make sure you are allowed to rent in the park (some places only want you to live their). Also make sure none of the properties have an eviction lingering on them as that will add to the total cost. Mobile homes can be profitable if done right just talk to the park manager and let them know what you plan on doing so they can alert you if it is ok or not before you get started.

Hey@Shital Thakkar,

Did you end up going through with this investment. I was considering making investments through this site but I was a little worried about the credibility. If you did not go through with it have you heard of anyone having a success on this site?

Hey @Rachelle Seaton, If there are previous tax lien holders that is fine. Once/if they decide to submit the tax deed application they must first pay you first + the interest rate you are entitled to. If they are holding on to their lien for long enough for you to become eligible to apply for a tax deed application you must pay them + the interest they are entitled to. Also, the starting bid at the tax deed sale is your investment + your interest rate. The key to lien investing is doing your hw. If you are out of state or it is just simply not convenient for you, you can always post a clist ad for someone to go out to the property and take pics for you that will make you feel a lot more comfortable investing in something that doesnt have fire damage or is simply demolished. You are ultimately going to be stuck with the lien once you buy it, you want to do your best to ensure you are "stuck" with something that is easily marketed.

@David Belson the redemption period starts when you purchase the lien. For most counties you must hold the lien for a certain number of months, there are also a couple of sites where you can purchase a lien that has already been bought and held for a period of time. taxcertificates4sale.com This allows you to lower your waiting period but there is also a small upcharge. The redemption period can also be longer than specified if you decide to wait longer to apply for the deed application.

@Dierdrick Nagle I was thinking about doing the direct mailing but first I put my money into bandit signs because I thought it would give me more leads in a quicker amount of time. I was wrong but it did allow me to generate a few cash buyers which is awesome. I think my next strategy would be to do direct mail. I have already found a list of absentee owners and have made letters for them I just need to send them out. Is there any other ways to generate seller leads?

Hey All,

I am new to real estate and I have a lot of goals and I am looking for someone that is interested in sharing ideas and possibly coming together as a partner or mentor. I have been trying to complete my first wholesaling deal but I have been unsuccessful to date but I have about 8 cash buyers that are asking me to help them acquire property. I am 25 and very motivated. I am in the process of taking the course to get my RE license and I have a full time job as of now to help fund marketing materials that I need. If you or anyone you know would be interested in conversation to see what we can improve on I am more than open to hearing about it.

Tax Liens 

Tax Deeds

Wholesaling 

Real estate license.

I want to learn as much as possible and I am aiming to connect to build my network and eventually build my net worth.
