@Wendell Butler Does anyone have a complete list of residential Due Diligence? It would be a great resource. Of course the low level unethical folks won’t be happy about it, but it would certainly help the people trying to do it right.

@Scott Kunz I use Sideline for my contracting business. It’s not perfect, but pretty close to it. Sometimes texts come in later than expected. Misses some calls rarely, and when it does, you still receive the voice mail. All in all, it’s a pretty good product for $10/month.

I would call my insurance agency to file a claim using the “loss of use” portion of my policy.

@Jay Hinrichs As a STR owner, I use the internet to generate exposure for my property. If I choose to use a web site and their function is to offer STR's to the masses, then they should offer travel insurance. Protects the consumer against unforeseen circumstances that prevent them from traveling, i.e. - pandemnic, and the property owners are protected from cancellations. Sooooooo simple.

Hi @Igor S. I’ve wanted to get involved in NC for some time, and after visiting family in Charlotte a couple of years ago, I realized there are other opportunities in NC. I was referred to Greensboro by a landlord that I do work for. How would you feel about landlording there if you did not live there? I ask because I am curious about the quality of property management professionals and contractors to perform maintenance.

@Sean McDonnell Very nice, I have been to Wilmington as I have family that attended UNC “by the Sea”. Wilmington is a great town, thoroughly enjoyed my stay there. Also, been to Carolina and Kure Beach as well. Wrightsville Beach was really enjoyable and always seemed expensive, although I’m sure investors historically have done well there. I would like to look into the Topsail area, as their beaches have never disappointed.
