This is really great advice! I would like to remind everyone to also check your gutters periodically throughout autumn for clogs from debris. I’ve tended to notice some homeowners either clean, or have cleaned, their gutters once during the season. However, if your home is located in proximity to deciduous trees, gutters have the potential to clog more often.

 I too have an interest in investing in WV so I'm interested in this subject as well.

So, far I've found other states have similar programs, (Virginia's is Blighted houses), none are as vague as WVs.

You need to drive around your neighborhood and see what other people are doing. This will give you a good idea of whether buyers in the area expect a garage. If people expect a garage and they are not going to get one at your house, you will shrink you buyer pool.

In most areas, this is not a huge value add(for resale at least). That being said, in some fast growing/ high population density areas, the value is very high.

Thanks Bob. Reason I asked is I see so may houses for sale with detached garages looking awful.

I'm wondering whether a garage rehab will affect a potential buyer's decision on a purchase? Especially when dealing with older homes.
