So I have been reading the post's and there are good ones butt here is always risk associated WITH EVERYTHING and this is no different.

So now for the Good news..... You and Only you Has your S T Y L E of doing things or interacting with People and because of the way you do things is The Only reason that will Succeed or fail. But you are already a successful business owner Remember That FIRST. 

Now People have opinions and this forum is proof of that and this one is mine so here it goes, the key to your success in anything is How you carry yourself, how you Apply yourself, and how you Grow yourself and the people we keep,

Everything else is just the chaff of life.

What State are you doing this Project in? 

All cost are from local area Pricing,

You could call your local Construction supply company Like White cap or HD Supply. (west coast) or there is home Depot or Lowes if you have to. 

Also are you tying in to existing Storm Drain and sanitary sewer or are you putting in septic tanks and leach fields?  is this off an existing road and is there already Culverts or ditches in place for rain water to collect in or do you need to install All wet utilities and if so do you know the City and county requirements for water, Power, Sewer, Reclaim(effluent) Natural gas? What about the Meter set for fresh water and a plumber to tie in the water connection to the house ( has to be pressure tested and signed off by City/County Inspector)

Fire Hydrants need to be Chlorinated and tested for quality and leaks by Public works or Fire department depending on your local. 

  What about Transformers? do you have an electrical company that is going to set the T pads or have you purchased or got a price for the transformers and pedestals? 

Sorry I could keep going as this is What I Have do for 30 years This is My current field of work.

With out seeing the property or knowing all Linear feet of all materials and depth of utilities and soil conditions, equipment and personnel, import/Export, Subs, just to spit ball a price is not possible.

there are so many more things that are involved with what your asking for.

@Loren Thomas wow thank you Loren for this opportunity to ask you questions, first the details:

I bought a house in Shelton,wa.

I have replaced several light fixtures,switches, outlets and the wire is 14 ga. I get a lot of draw (lights dim) when using master bathroom fan and turning on something else in the bed room like a 1200 watt heater. I have replaced all outlets and switches and made sure all ground wires are hooked properly.

My breaker panel is full but have not replaced the breaker’s as of yet. This is a 3bd 2 1/2 ba 2 car.1700 sq ft

Built in 1974, also all wires feed from attic. I did not get an electrical panel inspection included with home inspection (not provided and I didn’t know to ask for one since I thought the realtor was looking out for my interest) (never again)

Questions: how much to rewire a house and up grade panel to a 200 amp service and will a 200 amp service be enough to handle my house and a 40x60 shop in the future ?

I also am a tradesman (dirt work, utilities, etc…)

@Megan Shay Yes it was starting to pop off in Thurston county as well last year and our market shot up 22% and is still moving up so much that you can see the greed from the listings every week. In some sense I wish this was a financial crash instead of a false pandemic, but it sure has revealed a lot of threats to our way of life and liberty.

well I don't know how this will go over but I am actually looking for a House to Rent in the Reno/Sparks Area.

I am an Operating Engineer Transferring back to local #3 and because of the Virus My work In Seattle is Done.

I know this is an investing site and asking for 1 of your rentals is just a little weird!

My wife and I are Both Union and looking to Rent a House for a year
