I'll bite. I drive a 1999 Jeep Grand Cherokee that I use for pulling, rental stuff, and getting around in the lovely midwest snow, but just picked up an 07 E63 Amg for my summer daily. 507hp in a luxury family sedan.  Whats the point in working hard if you don't reward yourself.

Your ignorance and misinformation on this subject has been a great comical relief to a very upsetting thread and for that, AND THAT ALONE...I thank you.   

@Will Barnard I have said it before and I will say it again. You are such a better man than me. I could not believe going threw a nightmare like this. I hope you get the satisfaction you so rightfully deserve.

Tieing up a house you have no intent to buy, so you have time to sell it for more than asking price, and then dumping the house back on the OG owner if you fail IS NOT wholesaling. 

Please understand my beef in this matter rest solely in INTENT TO PURCHASE. If you are a buy and hold investor that finds great deals all the time and during the purchase process you decide to make a quick 10k reassign the contract and move on, You are a successful wholesaler.

I like to use mysmartmove.com. They give you credit report, background, eviction, and a lease recommendation. Very simple and easy to use. You get the option to make tenant pay them directly, or you can pay it with your account if tenant pays you cash. All you need is their email and it sends them a nice formal request. If you decline them you enter in info why and its sends a formal letter. You can also set immediate decline parameters. All in all pretty good site. No affiliation with them outside of being a happy customer. Hope this helps.

I don't normally do this but Bill, I must beg to differ. Can someone know as much as you by 25? NO, Can they be independently wealthy threw REI alone by 35? I will tell you in ten years. But at age 25 they can most certainly be taken seriously and have obtained enough knowledge and experience to be on track. That is, if you consider owning a half a dozen Investment properties and growing to be on the right track.

Thanks for your comments. I did use a REA and the Water Softener was not on inclusions or exclusions list. Just simply ignored all together.

Rental Contracts

When fixtures and chattels are rented, it must be so noted on both the listing contract and the APS. A hot water tank, furnace, satellite receiver, air conditioning unit, security alarm system or water softener, for example, could be rented by the homeowner. In such case, a seller does not have the legal right to sell it. Hence, any rental fixtures and chattels would not be included in the sale.

If they are transferable to a subsequent owner (they may not be), a clause must be included in the APS which clearly states that the buyer has agreed to assume the terms of the rental contract. If not, the buyer will believe they've bought the 'rented' fixtures and chattels. The seller could then be held responsible by the rental company for a penalty or the balance of a buy-out of the rented equipment, whether fixture or chattel. Or the buyer could be drawn into a legal conflict between the rental company and the previous homeowner. Either way, it would be a messy, potentially expensive situation for all involved, including one or both the agents.

Hey @Joel Owens Thanks for the response & YES this is a Whole House System!! the rental agreement he sent me is very vague and does not include the terms and conditions. I have requested it. In the mean time I found this online.
