@Aaron L. 

That is the $1mm question isn't it?  I'm still working on getting my first property, so I'm no expert.  If you listen to enough BP podcasts, you will hear a word used over and again - perseverance.  Stick with it, and keep to your numbers/goals.  The properties are out there, but they don't give themselves up easily.

The topic hasn't ever come up.  But that brings up another question - for those of you who have "the one", how many listings do they send you before you find a deal?

@Michael Noto  - Two of them. 

I'm in a larger city (KC). One Realtor tends to send me stuff South of the Missouri River and the other mostly stuff North of the River.  The one to the South has viewed 8-10 houses with me.

Hi BP Nation!

I have found myself in what I feel is a "situation."  I have, for one reason or another, several Realtors sending me properties to look at. 

If I have a discussion with a Realtor, we look at some properties, they give me AVM's for ARV, etc. - does that mean I'm in a monogamous relationship - so to speak - with them? Am I cheating on them with the other Realtors and didn't even know it?

How many Realtors do you work with?

Good afternoon all!  

I looked at a 2-1, 750 sq' property.  However, when I visited the property with my GC there was an addition on the back of the house that had plumbing (for washer), electric and heat.  It looked like it had been there for a very long time (30+ years).  We devised a plan to turn this 250 sq' area into a master bed and bath making the home a 3-2.  However, when I checked the tax assessor's website, this addition is listed as a "solid wall porch."  The 250 sq' was not part of the 750 sq' listed.  

What pitfalls do I have in front of me if I move forward with this? From what it looked like, there were footings poured just like the rest of the house.  Would I be able to market this as a 3-2?  What would I need to do to make get this 250 sq added to the 750 sq'?
