Have a client who needs to purchase a building with OWNER FINANCING TERMS.  He needs a space for a music studio...preferably NW S.A.  Size of building is flexible but he does need owner financing and has down payment and ready to close.  

If anyone has a small to medium commercial building willing to sell w seller financing, please let me know.

Peach Grove is a great, small neighborhood with pride of ownership.  Neighborhood is close to CityBase Mall and 37South.  Majority of homeowners are original.  Rental comps are $900 to $1,000 per month.  

ARV: $90,000
Repairs: $10,000
Cash Price: $54,000

Welcome! I agree, this is not as easy as it sounds. The most challenging part is finding the homes to wholesale. The information above is all accurate....now in Texas you must also add the overlay that the transaction fee (whether $2,000 or $10,000) MUST be disclosed on the HUD.....so you need to disclose to the sellers what you are doing for them (e.g., avoiding foreclosure, getting them needed cash quickly, etc.) and that the investors will pay you a fee of X. This way there are no surprises to the seller at closing that could cause issues.

You are smart to start this while employed still.  Many an investor has started to acquire rental properties (and cash flow) and flip homes wholesale until the income is enough to quit your job.

About to close on first wholesale flip.  Is there a way to keep the assignment fee non-disclosed to seller (owner of house)?  I contracted the house with seller and then assigned the contract to investor.  Investor is fully aware of the assignment fee but I would prefer owner/seller not see this.  Would this be a "blind closing"?  Or is there a way for this to be done?  Thanks for your help.
