Hello, @Andrew D. .  I like your plan too.

I have thought of buying in the flood zone, because I think it is a great location that needs some help restoring. However, I am nervous of the risk of the area flooding again and my investment going under water (pun intended).  I also worry that if I had tenants in the area and it did flood that I would feel helpless because these people would be homeless.

I just wanted to get your take on why the area is worth the risk to invest in.  Are you banking on it not flooding again?  I understand that insurance exists for this reason, but is there anything else that you can me that would relieve my fear of this area?

Great job, @Tyler Smiarowski !  Success stories are always great, but seem more real when they are local success stories.  Your sale price seems to be around the 1% rule for the Marion area rents.  Not sure if you are listing these properties for owner occupants or selling to investors, but give me a shout if you are ever looking for a buyer.  Congrats again!

@Landon Elscott , @Account Closed  is correct about the group I started in Cedar Rapids.  As she said, I have been pretty busy with a baby and have been out of town for business for the last month and a half, so it has been impossible to get another meetup organized.  It does look like I will be home the 30th and 31st of this month, though.  After I confirm that I was going to try to send out a feeler for who would be interested.

I think you idea of making a Facebook page is great.  I will definitely be interested in the group too.  Once my schedule gets back on track, I will do my best to get back on my monthly schedule of having meetings.  If it would make it more convenient for people, we could combine meetings sometimes and I could help host in the Cedar Rapids area.  Whatever works to get local investors together, I am in total support of.

Thanks for starting this conversation, Rebecca.  Things are starting to slow down, so I will be much more involved in the near future.  Sorry to go off the grid for a while, BP...I have missed you.  :)

Great to see that all of your hard work paid off.  I agree that there will never be anyone on BP that won't be excited to hear about a successful deal.  It's even more exciting to see that it is a local deal!

I don't have any properties yet, but I do plan on taking the class offered on August 13th, just to get it out of the way.  You must have talked to the right person, because when I talked to the guy at SafeCR, he definitely didn't share all of that with me.

Welcome, Rebecca!  Glad to see another local investor on BP.

I remembered reading a post about co-ops in Cedar Rapids not too long ago (which I was going to point you to), but it looks like you have already found it.  I will be watching to see what you get for replies as I would like to pursue multifamily in the future.
