Be casual, sincere, and make a friend. They want to sell so they will appreciate the call and only get annoyed if you ask dumb questions.

Hi Fernando Enrile When investing in Indy, I wouldn't bank on too much appreciation for TK props, but would look at it from a cash flow perspective. Depending on the area, a good TK could be purchased for 30-50k all-in (closer to the 30k side if not in a township). It depends on your risk tolerance, but there are certainly plenty of those lower price point properties available that you could purchase. Like many cities, Indy is street by street so I do suggest flying out here to check it out before investing. There are a couple TK operators to avoid and there are a couple to recommend. I'm not sure if FS Houses is still offering TK solutions, but if they are I recommend contacting them. Shawn Holsapple might also have good info for you. Feel free to PM for more details on the operators to avoid.

Hey Wes Harrington , Chattanooga is a great place! I lived in Knoxville for a couple of years and definitely miss aspects of Tennessee. I would simply offer to pay them 10-15 bucks hourly and flip them 20 bucks on days that you have them drive. If you bring them on PT they can also help you with the mailings.

Hey Nate Hammond I would listen to Maxwell Lee 's breakdown of specific neighborhoods. All those places are hot, especially for flippers. Little Flower has opportunity for lower purchase prices and great CCRs. Also, Erin Donlan brought up a great point about townships. We typically see a bump of ~25/mo in rent for properties we pick up in township school districts. Two other areas worth looking into are Wayne and Lawrence townships. I recommend using Trulia to map the city since it will show you crime rates, school levels, etc using a color grid. Best of luck!

It's great that your buyer's agent in AZ was able to inspire you to take action!  Awesome!  I agree with you that HGTV does open the eyes for people wanting to learn about real estate.  There really isn't anything out there, that I am aware of, that talks about income properties or flipping to such a scale.  Of course, it has to be taken with a grain of salt when watching and realize  that it's "Hollywood" and things are fabricated, but it get people THINKING and that's the important part.

It sounds like you were involved with a very important aspect of our military.  Those families certainly need support, and from my brief interaction with communicating with you it seems that you would have been a good resource for them.  :)   I wish you continued success. @Shawn Devoid
