Hi Gabriel,

I'm an agent and investor in Las Vegas as well. There is a meetup in our area, I've never been but it's hosted by someone here on BP and I'm attending for the first time at the end of the month. If you are interested in going, I'd love to connect!

Mary
Hi!  I am getting back into investing myself and would like to find a group to network with.  I saw you mentioned one - did you find it helpful and how can I get more details on where/when?  Thanks!

Quote from @Gabriel Gonzales:

Hello BP Community,

I’m new to real estate investing. I’m currently taking the Multifamily Bootcamp and am learning a lot. It’s definitely a learning curve since my knowledge about RE is somewhat limited to buying a home, listening to podcasts and reading.

I live in Las Vegas, NV and I’m a flight attendant. Traveling to different markets is easy for me since I can jump on a plane and go anywhere. I’d like to offer the best I can to get myself more in the multifamily community.

If anyone can offer any tips or advice for me to help build or join a community in Las Vegas or anywhere really, would be greatly appreciated. I have attended a couple REIA meetings.

Thank you for reading this and I look forward to hearing from other members.

Gabe - Hi!  I'm in Las Vegas as well.  I've been an agent for 20+years but now very focused on building my own investment portfolio.  I'm curious about the boot camp - what was your take away.  Also, looking to create a network of other investors that I can learn and grow with as well.  Thanks!

I am looking for other investors in the Las Vegas area that would like to collaborate.  I have been in real estate as a full time agent for 20+years, I have owned many residential Invesment properties.  I am focused on building an investment portfolio - very interested in learning more about multi family properties.  If you have an interest in collaboration please reach out!

As a Las Vegas FT realtor and investor my money is on my area for investments.  I have owned rentals in CA and aside from the economic benefits find NV laws are much more favorable to the landlord in terms of evictions, etc...   Also, the age of the property is likely going to be newer so less maintenance costs - overall I'm high on Las Vegas!

Is it in an area that will continue to appreciate - if you are breaking even AND getting depreciation as well as the home is appreciating you are probably in a good position.  Our rental market in most areas of the Valley has been very robust with homes renting in just days so depending on your current lease you may be able to command higher rent. As the other poster said if you sell you will most likely have a tax implication unless you do an exchange - which puts you back into the market and with the rising home prices in Las Vegas you are probably not going to be in as good of a position as you are now, if you bought it during the downturn.  You need to do a proper evaluation with your real data - any suggestions given here are just speculation without facts.
