Hi Everyone,

I am a rehabber in Philadelphia and I'm looking to find another contractor to add to my team. My business is expanding and I need another good contractor who is licensed in Philadelphia, insured and works with other investors. I am having difficulty finding a contractor who works with other real estate investors and understands what we want and need. Most of the contractors are used to working with homeowners and charging extremely high prices. I want to find a contractor who is reasonable and who I can give steady repeat business to.

@Sam Ray I do not know how the process works in Crescentville either. Lucas makes some good points, you may need to have an architect do drawings as well. It should not be that difficult to convert to residential since it already zoned for comm

What type of variance are you looking to get and what part of Philadelphia?

Hi Mark, rehab costs are going to vary depending on the type of finishes you are looking for. I don't like to use a price per square foot for rehab, but your number is too low. You can expect to spend about $50 per square foot for decent finishes. I recommend you only use price per square foot to get an approximate rehab cost, and learn what each part of the rehab should cost.

I also highly recommended that you get your comps from a Realtor. You should be getting at least 3 comps to determine the as is value and at least 3 comps for ARV.

I have used Scott Rawlings from Pillar to Post and he is really good, 215-624-3990. I also recently used US Inpect and they are another great inspection company, 1-888-874-6773.

Can anyone recommend an experienced contractor to run a rehab project in the Point Breeze section of South Philly? It is a single family row home, 1500 sq.ft., shell condition.

We prefer a contractor who has their own crew that completes most of the work, as opposed to a GC who will sub all work out.

Contractor must have:

- PA & Philadelphia Contractor's Licenses

- Insurance

- References
