I have 2 weeks left to identify the replacement properties and finding good deals has been challenging in the last 1 month. I want to go the auctions route either acquire properties in courthouse steps/sheriff sales or companies like auction.com. Actually i was planning to go to a sheriff sale tomorrow and just struck me that i need the funds from the intermediary. Can this be done? or do I have to buy properties only in a regular sale? My Intermediary is Exeter and they are in the west coast, so won't be able to reach them until noon EST. So I am posting here to see if I can get an answer from someone before 9 AM EST.

@David Fritch - Congratulations! I have bid on couple of properties at auction.com before and have noticed the ghost bidding in almost all properties. You mentioned about the pre-approval letter, did you use the lenders recommended by auction.com?

Ok, will do. But from law standpoint, is it legal for them to do this?

you should be able to find them in the county assessor website who the current owners are and write them a letter.

 Yes, I did miss this during my due diligence. This is commercial not multi family, so no showers in any of the units. 

I recently bought a strip center in City of Gray, GA which is basically vacant with only 1 tenant, but the water and sewer bill was around 600$ (the usage was well within the allowed 2000 gallons for the base charge). I called the city utilities department and explained them I have a 2" line with 1 water meter, so the base charge should be 120$. But they told me even though I have only 1 water meter but because there are 5 untis, they will charge 5 times the base charge.

I do own other properties in different cities and states, but have never seen one like this. Does any other city or county follow this tactic to raise revenue? Is it legal for the city to do this?

Thanks everyone for your feedback and suggestions. I found a local handyman in CraigsList and put him in touch with my Property Manager. His quote was 400$ each for fixing the Soffit and to repair the sidewalk. So I am taking a chance on him, hopefully it will work out.
