Only some banks limit up to 4. Others are up to 10 too. Local banks and Larger banks ?

If you are trying strictly for commercial, then it should be based only upon the rental incomes and expenses to justify the Debt Ratio above 1.25 to better at 1.50 and with 25% to 35% down payment for each property. 

Though they would like to ask you for your Credit Score, but it should be more based on the property's own income - once you can prove the rents. 

Some may take a little longer wait as they are vacant now.

Bridge loans - some of them Interest-Only - for short-term, like one year or little more, could be your better option, till you rent them and look for longer-term fixed-rate loans with proof of stable rental incomes.

 Most banks I've talked to don't do 30 year fixed loans on commercial loans.

Most do a 3 or 5 year fixed on a 20 year amortization

Does anyone know of any good 30 year fixed mortgage lenders?

This would be for duplexes and single families that are non-occupied. Not looking to get the houses in my name if I can avoid it (for legal purposes).

For us we just woke up one day after years of blood, sweat & busting our azzes building our property portfolio. I remember that morning very well 20 years ago.  Usually guys like this can't come close to the terms I get. I'm normally at prime +0.5%, 15% down, 20 year amortization on a 5 yr balloon. And I'm self employed without tax returns. Never seen anyone come close to what I get from my local bank given my circumstances

Have you considered investing with a Syndication... better returns and no mess, no headache. I personally will not purchase a property to buy and hold unless I see a 15+% CoC return from day one and have 20%+ ARV in equity. Deals like this are still out there.

I have a hard time believing a syndication can do this. At least from a standpoint of today. Could you provide some examples?
