Hey you seem to be an expert here, so question for you. I called to get an umbrella policy and was told $40 a month for a million in coverage, but that my auto rates would go up also. They said I had to bump my deductible from $1000 to $500. What is the deal with that? And if I look to another insurance provider for the umbrella, will they give me that policy without messing with my auto rates or is that just part of how it works? Thanks!

go to your local place in a dead time of the day, with 4 coffees and a box of doughnuts. go strait for the contractors desk, or the ladies at return desk.... they will take care of you.

do this a couple of times, make the contacts.... i have a feeling you may get call backs when deals come to town.....

 This advice is pure gold. Relationships grease the wheels of life not only for pricing but for the amount of help they will give you and whether they prioritize your account or not. Never underestimate the value of a few bucks worth of donuts and a genuine smile!

Thanks everyone, great information. In getting a mortgage in the name of the LLC, how can one do that with a newly formed entity as the entity would have no credit history?

And am I out of luck if I am closing this mortgage before I form the LLC?

How about rentler.com? It's $3 per payment, automatically bills the tenant, and automatically adds late fees at whatever grace period you deem appropriate. Also allows you to list your properties, 3 properties or less and all but payments are free.

Just closing on my first rental and am approaching this aggressively with the idea of using properties as retirement income. My husband has a business already, but we want to separate our real estate from his business. We also want to protect ourselves as we are both divorced with kids from previous marriages, and hope to avoid any potential legal entanglements from either side that would leave one of us out in the cold (note: we conduct business ethically but want to plan ahead and cover our bases!). Any suggestions from those of you with experience would be greatly appreciated!

Consider avoiding renters with small kids. And try to make it a positive part of renting the property; we have radiant heat and I do NOT miss the dry air that comes with forced air. Try and spin it that way!

Consider wood-look tile, if you are set on replacing that. If you are selling, that would be a tick in the 'yuck' box for me as a buyer. The wood look tile is a major update, at about $3 a sq foot, if you can lay it yourself. Much cheaper than wood, but it is a big upgrade.

I am hoping you are right! I am new to this, working toward retirement, with a teenage son who has aspirations in the real estate profession. 

It seems to me that Utah is a tech stronghold with a highly educated workforce, strong on family values, and people like to stay here.
