I recently had someone suggest adding an "early termination of lease" clause to my future rentals, as I just got stung on that one.

Veteran landlords, what lease clauses have saved you money and sanity? I realize there are some basic boilerplate leases, but if you were making suggestions to someone new, what would you suggest they include? Thanks in advance!

My nephew is a mortgage broker in St. George. Let me inquire with him and I'll get back to you with a couple of recommendations.

Gail, the renter is a cop and does know the law. They did reference the police reports and protective order, but I had an email from them two weeks before asking for a reference for them to start building their 'dream home.' I should have realized that meant they were looking to break their lease! I just want to cover my costs for them leaving early, that's it. I love to learn, but sometimes lessons are painful. This one shouldn't be too large of a loss, I hope!

Thanks, they are already gone and thankfully the property is in great shape. Long story short, the domestic violence was an excuse for them to break the lease and buy a home 2 blocks away. If I keep the deposit, at least I am not making any losses. That is all I am hoping to do!

Any tenant is a risk. The bottom line, can they afford rent if he doesn't get a job? I would at the very least get a bigger deposit. I know it is frustrating to keep showing and not get a renter, but don't let the hassle put you in a mindset where you put yourself at risk.

I have a tenant breaking a lease 7 months early, claiming there son is a victim of domestic violence. I have no desire to unduly penalize these folks, but obviously this is a huge hassle and it has cost me advertising expenses, time, gas, utilities and a month of vacancy. Utah state code reads:

(4)A renter who is a victim of domestic violence, as defined in Section 77-36-1, may terminate a rental agreement if the renter:57-22-5; and (This means police reports were filed and a protective order was served)

(4)(b)(i), pays the owner the equivalent of 45 days' rent for the period beginning on the date that the renter provides the notice of termination.

Rent was $1400, deposit is $1500. As I see it, I am well within the law to keep the deposit. Anyone have any experience or thoughts? Thanks!

I haven't seen an umbrella request that your auto deductibles be lower, but $500 seams reasonable.  The umbrella usually covers the auto so what IS common is to have the company issuing the umbrella request that the 'underlying limits' aka your auto limits, be raised to a sufficient amount.  Usually $500,000 combined single limit or $250,000/$500,000 split limits.  Bottom line is they want your underlying policy to be beefed up and sufficient.  It lowers the risk a claim ever penetrating through to the umbrella limits.  $40 a month seems reasonable as well.

And most companies like to have everything together.  You can get a different company to write over your existing home and auto but it's harder and not every company wants to accept that.  It sounds like everything is legit with your existing carrier and their requests...

The $40 is great, but when they bump my auto coverage, which they say is mandatory, the $40 a month becomes $100 a month. I don't want my auto coverage at $500 deductible. Seemed odd that they were making me change from $1000 deductible to a $500 once I have an umbrella policy. Made no sense. Almost ready to get other quotes from other companies, as this company has my home, my autos, and potentially my umbrella. I have teenage sons, so my auto insurance is about to hit critical mass without this upgrade lol

Ok creative accounting gurus. If I offer a first months rent discount of half price as an incentive, is there  a way I can document this in order to show that discounted rent as a loss? Or deduct it as a promo?
