Hello,  I see a lot post in here asking if the Subto mentorship is worth it.  In my opinion it is one of the only mentorships that is worth it.  It is a supportive and positive community.  I made my money back in the first 6 months.  Some have done it quicker than this while others have taken much longer.  One thing is for sure.  If you do not take action nothing will happen.  They are not going to do it for you.  There are more ways to make money in real estate than you can imagine, but you must be a doer!  If you just consume the content and don't take action you are truly missing out on the value this group provides.  It has changed my real estate business as an agent and the path I want to take for my investment business.

Hello Albert,

Your post may require a more in depth answer than what I post here.  But the simpler way to answer you question is don’t think of the townships as separate from the city.  I’ve lived here for 25 years. No matter where they live they work all over town more than likely not in the township they live. Not to say it doesn’t happen.

If you're looking at Indy I would encourage you to look at Fort Wayne, IN also. It's the second largest city in the state as has a lot of opportunity.  I have attached a  link to a blog I follow to give you some more information.

Hello Frank.  If it has  "executor" or "personal representative" in the title you will know it's probate.  You were on the right track with trustee.  Many times a trust is created as a result of death.  Just transferring ownership from an individual to a trust.  More than likely you will not see anything that is specific to probate.  Don't quote me on all that but that has been my experience.

@Thomas Ingrao. I am an agent. I learned a long time ago. NEVER be afraid to submit a low offer. Too many times I have been wrong when I have reluctantly submitted offer that I considered too low. It’s not your agents job to qualify an offer but to submit what you request. They will give you advice but ultimately it’s your decision

Hello Carson,  

I work with a property management company and I am also a realtor. We work with a lot of out of state investors.  We have a property services director that works with our owners to coordinate contractors.  She will send out bids and coordinate what's needed.  All of our vendors must be bonded and insured as well as licensed where appropriate.  I would be happy to talk with you more about this.

I had a similar situation.  I had to get a second attorney for a deal in Indiana.  A road to access my sellers house had been there for 50+ years with no complaint by the land owners.  The county had maintained the road the entire time.   In the process of selling the title company discovered the road, according to records, was on the landowners property.   I called the county recorder and discovered the road was never dedicated as a county rd. The landowner is the one that sold the house to the my seller originally.  How this wasn't caught then who knows.  First attorney said we needed an easement granted from the landowner.  Landowner would cooperate if we paid her $1500.  I went to another attorney and the solution ended up being filing an Affidavit of Adverse Possession signed by the seller and attorney and filed with the title ppwk. as part of closing. Since the land had been used for over 50 years without complaint the landowner had no grounds to dispute.   I would definitely seek counsel from another attorney.  The initial consultation shouldn't cost you anything.
