Hello, 

Newbie here.  I was searching through the RMLS and trying to get some practice in on looking at buying a rental property.  I'm not ready to buy, but I am pretending that I am to gain some understanding on how to figure out what is a good deal and what is a bad deal.

I came across several listings with Multiple unit buildings with a line in the description, "Gross Rent Multiplier".  This particular building was a duplex with each unit at 3bed, 2bath, 1500sq.  The Gross rent multiplier was 31.24.

Can someone explain what Gross Rent Multiplier means?

I was in a similar situation (young and dumb with a credit card).  I cut the cards, got a second job and paid off the debts through blood sweat and tears.   Back in 2009 I settled with a collection agency who was collecting for a credit card company (Advanta) that had gone out of business.  I was fighting some fraudulent charges at the time of their demise and couldn't talk to anyone who could remove these charges.  Long winded story short... 

You should go back and check your credit reports. A charge off is a major hit to the credit score.

I signed up for Nick's free seminar.  I think this is the first step when they try to get you on the $1695 3 day seminar.  My seminar is on 3/29/17.   I swear Nick's Grandma answered the phone and took my info. The sweet little ol lady on the other end of the phone said that, "Nick is supposed to be there".

I fully understand that Nick probably trained a bunch of people to do the seminars for him and most likely won't be there.

I'll make a follow up post after the 1st seminar is over.

Hello,

Newbie here.  I currently have 2 rental homes (single family) and would like to acquire more.  Looking for a way to purchase more with little to no money.   I just found this site and have downloaded the audible book on investing with no money down.  Hoping to Glean as much info as I can from Bigger Pockets.
