@Chester Aleman  The Security Deposit was 1 month's rent.  It wasn't enough to cover their damages AND the last month they were living in the house.

I appreciate all the input.  I think I'm going to let my PM handle it, but give the renter a call just before sending them to collections.  It's just a gut punch when a collection agent is going to take 1/2 and then the PM will take their 8%.  Especially after new roof, new carpet expenses this month.

Hey all,

I have long time renters who except for a few months during the initial covid shut down here in Oregon; paid on time.  They purchased their first home back in August and moved out in September.  Their lease was through September. They failed to pay their September rent and after final move out accounting they owe roughly $2500.  

My property manager has called the former renters, but they have since "ghosted" him and are not returning his calls.

I have the former renter's new home address, phone number and email address.  I would like to reach out to him and discuss a payment plan, but I'm not sure if I can do this legally.  I'm not sure if this would be deemed harassment.

Can someone offer up their own experience with this type of scenario and what think I might do?  Should I show up on their new door step?  email them? or do you think I should just let my property manager handle it?  If the PM handle's it; they're going to send them to collections and IF they pay; I'll only get half of the $2500 and the PM will take their 8%.

Hey Eric,   I'm at 100%, but one of my two renters has been consistently late since April due to COVID.  The late renter is a bartender and is back to work.  He's been getting his rent paid closer and closer to the 1st of the month.  So, I do see improvement.

Hey All,   

Just an FYI - The parking in that area is TERRIBLE; even at 6p.  Make sure you don't park in the spaces up against the Eastbank Commerce Center building (White building across the street from Bunk Bar).  They patrol and will tow you.

There should be good parking on the SW corner of Water and Taylor.  It's the parking lot directly South of the Eastbank Commerce Center.  It's a paid to park lot, but I'm not sure if you have to pay after 6p or not.
