@Pyrrha Rivers - your strategy  can work in DeKalb County, Georgia. I have sold many houses in that area. The caveat is the fact that you're distant. While I offer my clients plenty of photos and even video of the property, nothing beats getting your own eyes and ears on a property and neighborhood (trust but verify; just because I think it's a good deal for you doesn't mean that you share my opinion - and it's YOUR money at work). 

Maybe you can set up a mini-vacation where you can take a tour of some target areas with an agent. Some 30k properties are in decent working-class neighborhoods and others you will prefer to keep driving past ... the comps and Google street view don't tell the whole story.

@Wei Huang As far as what you could have done to avoid this mess, what I've finally ended up doing for my investor clients is having someone visit the property the morning of closing and - if it is not vacant - then you delay the closing and have the attorney hold the funds.

This one worked out at the end of the day but, trust me, it could be much, much worse from a liability perspective. I completely agree with @Joel Owenson more detail being needed in residential contracts. While it may not have helped much in this case, since it seems as if the sellers were not properly advised by their agent as to the contract terms, but going forward more detail can save you from a lawsuit.

I have to agree with @Joe Cummings and @Rafael Floresta on this one. Like so many other replies have stated, being respectful of my business' time and money and being responsive takes one contractor head & shoulders above another, similarly qualified, firm.

If it is not a win-win relationship then it is time to find another partner. Start small and let the trust build project by project. Successful investing to you!
