Definitely you need to know about the sewer and water.  Personal experience with a MHP I was looking to buy - it had its own sewer and wells.  The owner let the field fill up and with in trouble with the State to build a new sewer system.  Long story short he had to pay to move the "Stuff" daily costing a debt of $17K to the park.  To this date he still has not finished the sewer upgrade and I am just waiting for the bank to repossess the park.  

If it is city sewer and water definitely make sure you have individual metering...

It saves you the headache on the bills.

Rates for the General per home are about $2500 through our corporation ownership where as when we were buying without being a corporation (in my own name)   I can get insurance for the same home at $1000.    So we are trying to get insurance per home as the corporation buying it for the rehab work to be closer to the insurance rate as an individual.

All,

I am looking at a nice potential flip property but it is disclosed the outside is asbestos.  I believe it is the shingle siding.  For estimating purposes:

1. Do I need to replace them (most likely for resale right)?

2. What type of mediation do I need and estimated cost?

3. Should I just walk away?

Right now my numbers with Rehab are giving me a 30% ROI (buy at $120K, Rehab $55K, ARV $258K) so i could replace the siding and still have a pretty good ROI but I don't know what that is going to be regarding pain and cost...

Hello,

I am looking for an example of a non-disclosure non-circumventure form (NDNCA) for a project I have where I am looking to discuss with some other potential partners.  

It is a great deal but I am looking to lower my initial investment with partners but I don't want to lose the opportunity.
